Mortgage Broker Ultimo — CBD’s Southern Edge and Inner-City Apartments
Ultimo sits on the southern doorstep of the CBD. Its housing is predominantly apartments, with some houses and terraces. It’s inner-city living in the most literal sense, and the buyer profile reflects that: city workers, students, investors and people who’ve consciously chosen proximity to the CBD over space or character. It’s not for everyone, but for the right buyer it delivers exactly what they’re after.
Property Market in Ultimo
Predominantly apartments ranging from $650K for studios and one-bedders to $1.2M+ for larger two-bedroom apartments in premium buildings. Houses and terraces also form part of the housing mix. Investor activity is significant — the proximity to TAFE NSW, UTS and the CBD drives consistent rental demand. Owner-occupiers are present but in the minority. Vacancy is very low.
Home Loans in Ultimo
Ultimo is one of the more complex lending markets in Sydney. Small apartments under 50sqm are common and many lenders won’t touch them. Buildings with high investor proportions (many Ultimo buildings have 60–70%+ investment ownership) create restrictions for some lenders. Mixed-use buildings with retail or commercial on lower floors have their own lender requirements. Off-the-plan purchases in Ultimo towers carry settlement risk. We check each building specifically — a pre-approval for “an apartment in Ultimo” means nothing without knowing the building.
Getting to Know Ultimo
Walking distance to Central Station, Darling Harbour and the CBD. The Light Rail L1 runs through. Harris Street is the main artery — the UTS campus dominates the northern end. The Powerhouse Museum (when it eventually reopens) is a local anchor. Paddy’s Markets and the Haymarket precinct are walking distance. The suburb is genuinely dense with very limited green space — the trade-off for CBD proximity is exactly what it sounds like.
How Loan Connect Can Help
Ultimo apartment purchases require a broker who does the building check first. We won’t let you sign a contract on something we can’t finance.
